THEFT WARNING: Vacant Commercial Buildings

leave a comment »

Information provided by:

Sergeant Jim Welsh
Salem Police Department
Crime Prevention Unit
555 Liberty Street SE, Room 130
Salem, OR 97301

Office: 503-588-6050 ext. 7030

E-Mail: jwelsh

Recently, we have had some commercial building burglaries. The buildings were vacant and for sale. The suspects mainly targeted the wiring, metal and/or copper inside the buildings. In a recent case involving a large building on State Street, the total estimated loss at this point is between $150,000 to $200,000.

What we would like to suggest is a couple of strategies to help minimize the incidents from spreading further throughout the community.

First, please have your colleagues contact their current client list of commercial property owners, whether vacant or occupied, to review security measures and take proactive steps to prevent burglaries at their location. Also, should any area agents take on new commercial properties, we strongly suggest they review security measures with their clients. These measures can include ensuring alarm systems active, routine checks of the building (i.e., looking for breeches, such as unlocked entries), and alerting nearby business neighbors to proactively report suspicious activity.

If property owners heed any or all of these advisories, we can hope to prevent future crime. If you have any questions, please don’t hesitate to call.

Be sure you are giving buyers correct information on schools in your listings based on school boundary changes!

Know your school boundaries!

Dear SAR BLOG,

Salem-Keizer School District staff have reported having a number of very irrate home-buyers who were misinformed by real estate agents as to the correct school district they were told the home was in. Please be aware of the following school boundary changes.

SAR

Salem-Keizer Public School attendance area boundaries changed at a number of Salem-Keizer schools at the beginning of the 2012-13 school year.

Boundaries were adjusted to create attendance areas for the two new elementary schools that opened this past fall, and to relieve overcrowding and balance enrollments at other schools. The boundary changes made adjustments to borders between a number of school attendance areas.

Adjustments also change a few feeder school alignments, which affected some middle and high school students.

Some students at the following schools saw their school assignment change:

Elementary Schools
Auburn, Hazel Green, Keizer, Lee, Liberty, Middle Grove, Miller, Pringle,

Rosedale, Scott, Swegle

Middle Schools
Houck, Judson, Stephens

High Schools
North Salem, South Salem

Find Your School

Please confirm that the schools listed on real estate fliers are correct.

If you have bookmarked a link in the past please remove and note that current boundaries can be found for an address by going to the district’s web site at:

http://www.salkeiz.k12.or.us/content/boundary-information

If you would need more information, please call the Boundary Information Line at 503-399-3246.

Important Scam Notification!

25727.jpg
Dear REALTORS®:

During the OAR Executive Committee meeting last week, it came to our attention that many of you have received an email from
http://www.realtor-complaints.com/
.

DO NOT CLICK ON THE ABOVE LINK!

It lists hundreds of REALTORS® in each state. When you click on "Remove a Complaint" at the top, it gives you two options: to respond to a complaint or to permanently remove your name and contact information from the website. If you choose to permanently remove your name, it takes you to Paypal and asks you to pay $99 to have your name removed.

OAR General Counsel Jenny Pakula quickly contacted the NAR Legal Department to inquire as to the legitimacy of this site. The information we have received is that this is a nationwide scam.

For more information on this scam, and steps you can take to manage and protect your online reputation, click here:
http://speakingofrealestate.blogs.realtor.org/2013/01/10/don%E2%80%99t-let-your-reputation%E2%80%94or-your-wallet%E2%80%94fall-prey-to-scam-complaint-site/

We will keep you informed as we learn more about this – or any other – scam!
